Is mortgage payment too high?

Can you come and tell me how much my house is worth? Who and where to find a valuer?

I received few requests from people asked me to go and tell them how much their house is worth. Please understand that valuation is an art and people actually study for it to gain such skill.

Therefore, my standard response is - I am not a licensed valuer.

Want to know how much your home is worth?

Real Estate agent will tell you your home worth X. The problem is, agent normally 'inflate' the price and hopefully you will list with them.

During the time of listing, agent will say things like the 'market changed', we can not sell it at X. In the mean time, you are locked in with this agent normally for three (3) months.

How about an independent advice? Property valuation by a licensed valuer is the key. It may cost you a small fee but you normally get a written report on your home's value.  Continue reading »
